For landlords, managers & care providers

Accounts & Work Orders

If you manage property for a living, you shouldn't have to call around for a repair every time a tenant reports a leak. An account means one number, one rate, one portal, and one invoice.

Insured, and we'll prove it

We carry commercial general liability insurance. If your management company or your own insurer wants a certificate of insurance before we set foot on a property, ask and you'll have it. Naming you as a certificate holder is not a problem.

The fine print

Included hours are labor only. Parts and materials still bill at cost plus 15%, the same as everyone pays. Unused hours carry forward one month, capped at 25% of that month's included hours, and they expire if they aren't used in that window. Carried hours have no cash value and can't be transferred between properties or accounts. An account carrying a past-due balance can't be scheduled until it's current.

How work orders work

Submit it once. Track it to the invoice.

  1. You submit the work orderThrough the client portal, any hour of the day. No phone tag.
  2. We confirm and scheduleYou get a time window and, if it falls outside your included hours, the cost.
  3. We do the workNotes and photos land on the order, so you have a record of what was done.
  4. It rolls into one invoiceEvery order for the week on one statement, itemized by property.
