The List on Your Fridge

Most companies won't come out for a towel bar. We will. A $70 service call covers the trip and the first hour, and some of these take less than that. Stack a few of them up and we'll knock the whole list out in one visit.

  • Furniture assembly, including swing sets and play equipment
  • Furniture anchored to the wall against tipping
  • TV mounting, wall or ceiling
  • Blinds, curtain rods, and curtains
  • Gallery walls and hanging artwork, hung level and aligned
  • Ceiling hooks for plants and hanging décor
  • Towel bars, toilet paper holders, and bath hardware
  • Doorknobs and door hardware
  • Mailbox replacement and installation
  • Light fixtures and ceiling fans, swapped where one already hangs
  • Recaulking tubs, showers, and sinks
  • Accent walls painted

Furniture usually runs one to three hours depending on what it is. A dresser is closer to two.

If you'd rather not spend a Saturday on the floor with an Allen wrench, that's the job.

Appliance Repair

Most appliances that get thrown away could have been fixed. We diagnose, repair, and rebuild appliances that other companies would tell you to replace, and we source the parts ourselves.

Electric appliances only. We do not repair gas appliances.

Diagnostic is $100 and gets credited toward the repair if you hire us to do it. Before you spend $800 on a new machine, spend five minutes on a request.

Home Repair & Handyman

The full range of home repair, backed by over 20 years in the trades that started with general carpentry.

  • Plumbing repairs: faucets, toilets, leaks, disposals
  • Carpentry and trim work
  • Drywall repair and patching
  • Shelving and floating shelves
  • Storm doors and screen doors, installed or replaced
  • Toilets reset, repaired, or replaced
  • Fixture installation: lighting, ceiling fans, hardware
  • Demolition and tear-out for remodels: flooring, cabinets, walls, fixtures
  • Interior painting, quoted as a flat bid
  • HVAC service and diagnostics
  • Smoke and carbon monoxide detector installation
  • Grab bars, accessibility and safety modifications

Electrical work is limited to like-for-like replacements. We are not licensed electricians.

On drywall patching, one honest caveat: we can match the repair, but paint fades and textures change over the years. We can get close to the nearest stock color. We can't promise a wall you painted eight years ago will look untouched.

Property Maintenance

Landlords and property managers: stop juggling contractors. We handle recurring maintenance so your properties stay ready and your tenants stay happy.

  • Mowing: $45 a cut for a standard yard, $75 for acre lots

Mowing runs through October each year unless you ask us to keep going. We'll tell you which cut is your last one for the season, weather depending.

Pressure Washing

Concrete and wood hold years of grime you stop noticing until it's gone. We clean the flatwork and surfaces around a property.

Flat rates, published: $59 a patio, $99 a standard driveway, $149 a deck. Fences are quoted by the foot.

Residential Care Settings

More than a decade maintaining licensed residential care homes, including Individualized Supported Living settings. These properties are somebody's home and a regulated environment at the same time, and the work has to respect both.

That means knowing which repairs are actually licensing issues. A medication storage lock that won't secure isn't a maintenance ticket, it's an emergency, and it gets treated like one. Same with an exterior door that won't lock, no heat or cooling in weather that matters, or the only toilet in a one-bathroom house.

We work around residents, not through them. Staff know when we're coming, we keep out of private space we don't need to be in, and we don't discuss anything we see in the home.

Where we stop.


Plenty of outfits will say yes and figure it out later. We'd rather tell you our line up front, so you're not paying us to learn on your house.

Electric only, never gas

Gas appliances, gas lines, gas anything. That takes a license we don't hold.

Electrical, within limits

Not licensed electricians. Light fixtures and ceiling fans swapped where one already hangs, plus cover plates. Nothing behind the wall.

Off the list

Roofs and gutters, trees, garage doors, fireplaces, and installing tile or carpet. Tearing the old flooring out is still a yes.

90Day guarantee

90-day workmanship guarantee

If our workmanship fails within 90 days, we come back and fix it with no labor charge. This covers our workmanship. Parts carry the manufacturer's warranty, and normal wear, misuse, or damage caused by someone else isn't covered.
